Area Maintenance Director Job
Summary:
The Area Maintenance Manager is responsible for improving the reliability and productive capacity of the facilities.
This include providing troubleshooting assistance and implementing maintenance best practices including the organizational changes necessary to support the improvement.
This position will require good planning and organizational skills to work with facility Maintenance Directors and Maintenance Supervisors and outside vendors and contractors.
The position directs, organizes, and manages all resources in the support of facilities.
It oversees and supervises projects and activities to ensure cost effectiveness, safety, and compliance.

Responsibilities:
Leads and participates with Maintenance Team to complete improvement/repair projects in identified are of facilities, to include but not limited to, carpentry, drywall and flooring installation, internal/external painting, landscaping, electrical, and plumbing.
Manages the ordering and delivery of materials to ensure necessary tools are in place to complete the project.
Attends and participates in departmental/facility meetings to provide updates on status of the improvement/repair project, highlighting all deviations from plans.
Anticipates potential problem areas and analyzes and recommends solutions or corrective actions.
Responsible for the implementation of project policies, procedures, and instructions within identified area of facilities Monitors scheduled work to be performed and reviews work accomplished.
Promotes optimal communication among facility staff and contractors.
Appropriately accesses the resources of the company's regional offices for consultation and support.
Seeks out external resources through conferences, workshops, etc.
as necessary.
Routinely shares personal knowledge with staff, other manager and facility personnel.
Demonstrates flexibility in adjusting to change, resident needs and customer expectations; meets company standards relating to deadline and attendance.
Establishes and maintains exemplary standards for department appearance and staff presentment, ensures compliance with company and facility policies and procedures.
Adheres to all safety and risk management protocols and programs.
Participates in quality improvement activities, which reduce cost and increase efficiency through improved systems and processes Exhibits courtesy, compassion and respect to residents, families, visitors, physicians, administrators and coworkers.
Performs other duties or functions as directed.
Position
Qualifications:
High School Diploma/GED Minimum of 5 years maintenance experience Basic knowledge of project management for remodeling and construction trades, practices, procedure, techniques, equipment, materials specifications, estimating, quality control, cost control, safety and applicable building codes and zoning ordinances.
Strong organizational, analytical, oral and written communication skills.
Demonstrate strong leadership, the ability to multi-task and to function independently.
Ability to write reports, business correspondence, and policy procedure manuals.
Ability to effectively present information and respond to questions from groups of executives, managers, clients, customers and the public.
Ability to define and solve problems, collect data, establish facts and draw valid conclusions.
Ability to interpret an extensive variety of technical instructions in statistical or diagram from and deal with several abstract and concrete variables.
Working knowledge of personal computer and software applications (word processing, graphics, databases, spreadsheets, etc.
) used in job functions.
Previous supervisory experience preferred.
Position may include late hours and weekend work, therefore must be willing to work overtime as needed.
